Bank sale of two-bedder at Esparina Residences EC for $1.28 mil

The residential property will certainly interest families, as it is inside 1km of schools like Palm View Elementary School at Compassvale Bow, North Vista Primary School at Compassvale Link, Punggol Primary School at Hougang Avenue 8, Yio Chu Kang Primary School at Hougang Street 51 and even Montfort Junior School, positioned at Hougang Avenue 8.

Joy Tan, Edmund Tie’s managing supervisor and head of public auction also sales, states the property is a mortgagee sale and has an overview price of $1.28 million. The cost turns out to $1,544 psf on the unit’s floor area of 829 sq ft. The condo is going to be sold with available ownership and even on an “as is where is” basis.

A crucial appeal of the residential property is its closeness to services, states Edmund Tie’s Tan. Esparina Residences is nearby to Sengkang Grand Shopping Mall on Compassvale Bow, a three-storey retail industry facility that started earlier this year. The development is four minutes from Buangkok MRT Station (North-East Line) as well as nearby bus stops. Orchard Road is 20 minutes far by vehicle using the Central Expressway (CTE), while the CBD is just over 30 minutes apart.

Collectively established by Frasers Centrepoint Residences together with Lum Chang Team, the 99-year leasehold apartment has nine blocks with 573 units.
